Private lenders traditionally lean toward shorter-term loans with the idea of turning their money over multiple times, occasionally catching a prepayment penalty and or points due to the urgent need of funds, often realizing their yield upon pay-off. Inherent in this practice is a higher rate of attrition, a gap in earning interest between investments, more work vetting new suitable investments and a focus on the loan paying off successfully. This strategy is proving less profitable in today’s market due to the lack of an exit strategy that can be executed or realized short term, as conventional financing was the primary vehicle for buyer’s new financing or borrowers pay-off upon loan maturity. As such, fewer loan requests can be structured short term.  Alternatively, TD investors with a focus on loans performing consistently can - over time, realize a comparable yield with less friction.

Both borrowers and properties are higher in quality due to the current lending environment, there is a surplus of investor funds sitting idle either at low bank rates or exposed to volatility in the stock market and there are fewer fundable opportunities due to a lack of conventional financing compromising an exit strategy. As such fewer loan requests can be structured short term. Furthermore, as the demand for private money has increased, so too has the competition among hard money lenders for fundable opportunities. This market dynamic can allow Trust Deed Investors to capitalize on lending opportunities previously unavailable to the private lender – provided they tender more attractive terms: longer loan periods at lower yields.
