Unfinished Construction

HanoverMC offers completion construction financing to owner-builders and small professional builders on pre-starts and post stalls for unfinished and unoccupied commercial and residential properties in Southern California.

Construction Completion, a.k.a. Broken Construction, Construction Stall, Partly Finished or Unfinished Construction, involves a lender or funding source replacing the financing in a project where construction has already begun, existing financing has been depleted and the current source of funding cannot or will not complete the funding of the construction for the project. Therefore a new lender/source of funds for completion must be secured quickly to provide funds for the purpose of completing the project as planned and as close to target completion dates as possible.

Historically, most conventional lenders won’t touch a property that has pre-started construction or where construction has been stopped for an extended period of time, regardless of the circumstances - stymied by the credit crisis, lender’s breach of a loan agreement, lender funding default, cost overruns - higher labor and materials costs, changing contractor’s midstream, etc.

Borrower Requirements: Solid personal equity into property and proof of ability to pay.

Geographical Areas: San Diego, Orange County, Los Angeles, Riverside, San Bernardino & Ventura County (Other areas on a case by case basis).

Decisions are based on the quality of the collateral, the experience of the borrower and our perception of “likelihood of success”.

Suffice it to say, it is difficult to obtain financing for the completion of an unfinished construction project due to the current state of the property - unfinished condition, possible construction defects; potential title insurance problems - “loss of lien priority”, probable mechanics liens; likely insurance challenges - course of construction, general liability & workman's compensation just to mention a few. These issues, among others, emerge when dealing with construction completion projects and knocks it outside the box of traditional sources.

As a private [hard] money lending company we do not securitize or sell any of our loans – a.k.a "gain-on-sale" lender. Every loan is held for portfolio. Our portfolio status means less restrictive qualifications than a conventional lender.
