HanoverMC offers short term, interim, fix and flip financing with flexible terms designed to fit the unique needs of fix-and-flip and fix-and-hold investors who are purchasing distressed properties [foreclosures, short sales and real-estate-owned (REOs) or bank-owned], residential and commercial in California at below-market-value prices for repair and resell or to hold and refinance — a practice commonly referred to as "flipping", but also known as Renovating, Rehabilitating or Rehabbing [REHAB] Fixer Uppers.

We work directly with start-up investors that are looking to get into the real estate marketplace to the seasoned investors who invest multiple times on an annual basis.

In today's volatile/declining market, we do not make no-money-down loans. You will need to have some of your own money in the transaction – “skin in the game”. Typically a 20% down payment is almost certain on every deal. In some cases a larger down payment may be required. However, we do not require that funds for down payment be seasoned and if there is sufficient equity in another property that you already own, it may be possible to cross-collateralize to cover the down payment.

We will review your ability to repay or refinance in the event of inability to sell the property, credit-to-debt ratio, cash reserves, the area in which you plan to invest, and also your experience level. Compensating factors such as cash reserves & larger down payment can overcome lesser credit and lack of steady income.

Our fix-and-flip financing can help you maximize leverage and cash flow. We can lend off of the After Repair Value (A.R.V) or Future Value of the property. Maximum loan to value (LTV) up to 65% for seasoned investors with a track record of successful investments, which can include cash out for estimated repairs, holding costs, etc. We do partial releases on cross-collateralized loans or projects with more than one unit (i.e., duplexes, triplexes and fourplexes). There is no limit on the number of fix and flip loans an investor can have out at one time, nor on the number of investment properties already owned by the investor if strong compensating factors are present. Properties may be titled in entities, such as limited liability companies (LLC's), corporations, or partnerships. Investor must personally guarantee all loans, regardless of title vesting.
