Underwriting Philosophy

Our underwriting philosophy is one of simple common sense. We review all aspects of the borrower's financial situation, as well at the property's quality and equity. In addition to conducting a formal review of each loan application we use the following guidelines to ensure that the borrower is well suited for the loan:

  • Collateral Value, Marketability and Condition
  • Sufficient equity in underlying property
  • Personal interview and interaction
  • Acceptable debt-to-income ratio
  • Credit Worthiness
  • Ability to Pay
  • Willingness to Pay
  • Exit Strategy

Each applicant is handled on a case-by-case basis. We take into consideration life events, isolated incidents that may have caused a bump in the credit road (Derogatory credit). These compensating factors will be taken into account when evaluating a risk upgrade of the borrower:

  • Job Stability
  • Income
  • Property
  • Payment Reduction
  • Debt Ratio
  • Equity
  • Down Payment
  • Reserves (401K, Stock, Annuity, etc.)
