Due Diligence

HanoverMC delivers a full range of due diligence on each transaction to ensure the protection of your investment. 

  • We coordinate all aspects of trust deed investing including: underwriting, documentation and servicing. See Additional Due Diligence below.
  • All costs related to underwriting, documentation and servicing of the loan are paid by the borrower.
  • All borrower and property credentials are carefully screened and processed to ensure your utmost confidence. Any available cross-collateralization of other real estate is presented and considered, as are liquid and hard assets which may be pledged as collateral for loans.
  • Strict evaluation and selection criteria are designed to protect our investors from potential risks such as property devaluation, market fluctuations, and loan payment default.
  • All documents, including the Note, Trust Deed, Title Policy, Fire Insurance Policy, and Request for Notice are recorded and assigned in the name of the investor.
  • Each Trust Deed is processed through an escrow/title company including a title policy to insure clear position to our Trust Deed, verify all senior loan balances, evaluate an appraisal to verify value, and prepare for the necessary recording procedures.

Additional Due Diligence

  • Coordinate the underwriting and processing of the proposed loan
  • Coordinate the escrow function
  • Title Insurance
    • Insures the property is free of other liens and encumbrances
    • Explanations of title items and issues
  • Fire Insurance policy in place. Flood, construction, and liability insurance where necessary.
  • Tax Service - Property Taxes (Check to see that taxes are kept current)
    Environmental Site Assessment when deemed necessary (ESA Phase I, II, III and Remedial Action Plan - when necessary)
    • Toxic Substances
    • Asbestos
    • Lead Based Paint
  • Rental and/or market survey, tenant estoppels certificates, lease analysis (when applicable)

As an investor, you are further protected as you remain in control and possession of your investment funds as you wire them directly to the Title Company, ensuring that your investment orders are completed correctly and are in your name.
